First-Time Home Buyer Guide for Pembroke & the Ottawa Valley

Buying your first home is one of the biggest decisions you’ll ever make — and it can feel overwhelming, especially if you’re not sure where to start. But here in the Ottawa Valley, the process is very doable, and I’ve helped many first-time buyers find their perfect home in Pembroke, Petawawa, and the surrounding area. Here’s what you need to know.

Why Pembroke Is a Great Place to Buy Your First Home

Compared to Ottawa or Toronto, Pembroke is remarkably affordable. You can still find solid starter homes and townhouses at prices that make homeownership genuinely accessible — without sacrificing quality of life. Add in the Ottawa River, trails, a thriving small-town community, and proximity to military and government jobs in Petawawa, and it’s easy to see why so many first-time buyers are choosing this area.

Step 1: Get Your Mortgage Pre-Approval

Before you start looking at listings, you need to know what you can actually afford. Contact a local mortgage broker or your bank and get pre-approved. They’ll look at your income, credit score, and savings to tell you how much you can borrow and at what rate. This gives you a real budget to work with — and makes you a more credible buyer when it’s time to make an offer.

A few things that can affect your pre-approval: a strong credit score (aim for 680+), a stable employment history, and a down payment of at least 5% for homes under $500,000.

Step 2: Know Your Costs Beyond the Purchase Price

Many first-time buyers are surprised by the additional costs involved in buying a home. Here’s what to budget for:

  • Land Transfer Tax: Ontario charges a land transfer tax, and as a first-time buyer, you may qualify for a rebate of up to $4,000.
  • Home Inspection: Expect to pay $400–$600 for a quality inspection. Always worth it.
  • Legal Fees: Budget $1,500–$2,500 for a real estate lawyer who will handle the paperwork and title transfer.
  • Moving Costs, Utilities & Setup: These add up quickly in the first few months.

Step 3: Work With a REALTOR Who Knows the Area

As your buyer’s agent, I work for you — and my commission is typically paid by the seller, so there’s no cost to you for my services. I’ll help you search active MLS listings, book viewings, advise on price, draft your offer, and negotiate on your behalf. Having a local expert in your corner makes a real difference.

Step 4: Making an Offer

When you find the right home, we’ll submit a written offer together. This will include the purchase price, any conditions (such as financing and home inspection), a closing date, and any inclusions like appliances. I’ll help you craft a competitive offer based on market data and comparable sales.

Step 5: Closing Day

Once all conditions are met and the deal is firm, your lawyer will handle the paperwork. On closing day, funds are transferred, and you get the keys. Just like that — you’re a homeowner!
