Single-family detached homes in Pembroke and Petawawa are the most popular investment vehicle for Ottawa Valley investors. These properties attract stable, longer-term tenants — particularly military families and healthcare workers — who tend to stay for 2–4 years and care for properties well. Purchase prices typically range from $300,000 to $450,000, with monthly rents between $1,800 and $2,600 depending on size, condition, and location.
Duplexes and Multi-Unit Properties
Duplexes and multi-unit properties offer investors the ability to generate income from multiple units on a single asset. Pembroke and Renfrew have a reasonable inventory of older duplexes and converted homes that can be purchased in the $350,000–$500,000 range. With two units generating income, these properties can produce some of the strongest cash-on-cash returns in the region.
Townhomes and Attached Properties
Townhomes are a popular choice for investors seeking lower maintenance costs and strong rental appeal to young families and military couples. Petawawa in particular has a good supply of townhome communities, with purchase prices in the $320,000–$430,000 range and competitive rental rates.
Waterfront and Cottage Properties
Short-term rental (Airbnb/VRBO) investment has grown steadily in the Ottawa Valley. Waterfront properties on Round Lake, Muskrat Lake, Muskrat Lake, and along the Ottawa River offer strong summer occupancy and increasingly solid shoulder-season demand.
