Highest-Return Improvements for Ottawa Valley Sellers

Fresh Paint Throughout

Neutral, fresh paint is consistently the highest-ROI improvement you can make before selling. It makes rooms look larger, cleaner, and more move-in ready. Stick to warm whites and soft greiges that photograph well and appeal to the widest range of buyers.

Curb Appeal: First Impressions Are Everything

The exterior is the first thing buyers see — online in photos and in person at showings. Mow and edge the lawn, trim overgrown hedges, plant fresh annuals, power wash the driveway and walkway, and make sure the front door looks sharp. These small efforts make a disproportionately large impression.

Kitchen Updates (Without a Full Renovation)

You do not need a new kitchen to sell well. Painting or refinishing cabinet doors, installing new hardware, updating faucets, and deep-cleaning appliances can dramatically modernize a dated kitchen at a fraction of the cost of a renovation.

Bathroom Refreshes

Clean grout, a new toilet seat, updated fixtures, and fresh caulking go a long way. Buyers are very sensitive to bathrooms. A clean, bright bathroom suggests a well-maintained home. A dated or grimy one plants seeds of doubt.

Flooring Improvements

Refinishing hardwood, having carpets professionally cleaned or replaced, and ensuring consistent flooring throughout the main level can significantly improve buyer perception. Exposed hardwood floors almost always show better than carpet — if you have them, show them.

Light and Brightness

Replace burnt-out bulbs, upgrade dated light fixtures, clean windows inside and out, and maximize natural light. A bright home feels larger and more welcoming. If a room is naturally dark, good staging and lighting can compensate significantly.

Improvements That Rarely Pay Off

Equally important is knowing where NOT to spend money before listing. Some improvements cost significantly more than they return:

Full Kitchen Renovations

A complete kitchen overhaul rarely returns its cost at resale. Buyers often prefer to choose their own finishes anyway. Minor updates almost always make more financial sense than a full renovation before listing.

Swimming Pools

In the Ottawa Valley climate, a pool is a mixed asset. Some buyers see it as a luxury; others see it as a maintenance burden and liability. Adding a pool before listing is almost never advisable.

Highly Personalized Decor

Bold wallpaper, statement feature walls, and niche design choices that reflect your personal taste can actually hurt your sale. Neutral, clean, and depersonalized always performs better at sale time.

Over-Improving for the Neighbourhood

If every home on your street sells for $350,000, spending $80,000 on renovations will not make your home sell for $430,000. Markets are anchored to the neighbourhood. I advise you on the realistic ceiling price for your area before you spend a dollar.
